Challenge

YIT Sture697 is a modernized office building in Vallila, Helsinki, which was awarded the Smartest Building Award at the Real Estate and Building Futureproof event. The building incorporates cutting-edge real estate technology, providing a flexible, comfortable work environment with hotel-level services tailored to meet the changing needs of businesses. Following renovations and reopening in 2021, the building’s energy consumption significantly increased.

Solution

YIT sought an innovative, modern solution to optimize energy consumption and improve indoor air quality. After evaluating options, Nuuka’s AI-based solutions were chosen to meet these objectives. Their primary goal was to achieve the required S1 and S2 indoor air quality standards for tenants, while significantly enhancing energy efficiency. Additionally, YIT aimed to implement automated condition monitoring for building systems and comprehensive reporting for performance tracking. The overall goal was to deliver measurable results, improve energy management, and enhance tenant comfort in a sustainable way.


Nuuka’s automatic diagnostics detect and locate malfunctions, operating errors, and performance losses in building technical systems on behalf of property maintenance, providing guidance to fix the faults in one go. Over 160 different diagnostic algorithms perform comprehensive monitoring of HVAC systems, indoor climate conditions, and energy efficiency. All key monitoring cases are performed fully automatically. Diagnostics help move from reactive troubleshooting to predictive and prescriptive maintenance: data read from BMS systems and AI-based analytics supports and automatically prioritizes maintenance tasks, and provides work instructions.
