NCC and Nuuka Collaborate on the We Land Project in Ruoholahti

Sustainability and environmental friendliness have been central to the construction of the new We Land office building in Helsinki’s Ruoholahti, developed by NCC. The project was awarded the internationally recognized BREEAM Outstanding environmental certification already in the design phase—the first of its kind in Finland.

Achieving and, more importantly, maintaining environmental certifications requires exceptional performance from building technology and renewable energy systems.

NCC wanted to ensure that We Land’s extensive building technology systems were operational at full capacity from day one, achieving their intended performance immediately after commissioning. Additionally, continuous operational assurance for the building’s technical systems required a tool capable of automatically monitoring indoor air conditions, HVAC processes, and energy efficiency across thousands of data points.

To meet these needs, NCC selected Nuuka Diagnostics as the automatic monitoring solution.

“The scale of We Land’s building technology and the vast amount of monitored data challenge traditional supervision methods, such as manually navigating graphical views in building automation systems. We sought a solution in Nuuka’s automated diagnostics service to ensure the functionality of the building systems from the very start and to meet the set performance targets,” says Kimmo Liljeström, Head of Experts at NCC Finland Oy.

Sustainable Construction as a Competitive Advantage

Environmental certifications have become key criteria for commercial real estate attractiveness and selection. A BREEAM Outstanding certification is not just a recognition of environmental responsibility but also a strategic competitive advantage.

The real estate sector plays a crucial role in achieving global environmental goals, as it accounts for approximately one-third of greenhouse gas emissions and 40% of energy consumption. Environmental certifications, such as We Land’s BREEAM Outstanding, demonstrate a property’s sustainability while promoting efficiency, cost savings, and the responsible use of resources.

“Transforming our built environment towards near-zero emissions is one of the most critical steps in meeting climate agreement targets. Modern building technology, renewable energy sources, and smart control systems play a key role in this transition. However, this shift challenges traditional property management expertise and monitoring methods. To address these challenges, we have developed an automated diagnostics service for building technology, enabling facility managers to ensure continuous high performance and low emissions throughout the building’s long lifecycle,” says Mikko Maja, Chief Technology Officer at Nuuka Solutions.

Sustainably certified buildings attract companies that prioritize responsibility, as they provide a transparent and reliable way to verify environmental impact and manage risks, including in property transactions. We Land, covering approximately 21,000 m², sets a new standard for commercial real estate in Finland, emphasizing the role of sustainability in enhancing competitiveness. The collaboration between NCC and Nuuka is paving the way for the entire industry.
